The real estate agent:
a valued ally in your renovation projects

Presented by Greater Montreal Real Estate Board

An older house has a style and character all its own that are often worth preserving when it comes time to renovate.

When your house starts to age, several options present themselves: major renovations, small improvements that could increase the resale value of your property, selling your home in its current condition, etc. A real estate agent member of the Greater Montréal Real Estate Board (GMREB) can help you make an enlightened decision.

Only GMREB members have access to the MLS® system, a database which lists all properties for sale in the Greater Montréal area. This powerful tool, not to be confused with the www.mls.ca web site, which is available to the general public, contains the most complete data on real estate transactions. It also includes very detailed information on every home for sale or sold. By using the MLS® system, the real estate agent can determine the market value of your house by conducting a comparative analysis for your neighbourhood. You might learn that the value of your home has increased considerably and, instead of undertaking massive renovations, you could sell it for enough money to purchase one more suited to your needs.

If you choose to renovate before selling, the real estate agent can help you determine what renovations will increase the value of your home. For instance, renovating the kitchen and the bathroom are interesting ways of increasing the value of your property. Even more modest changes, such as interior and exterior painting, can make your property more attractive and, therefore, more saleable. Furthermore, a real estate agent will advise you on harmonizing additions to the existing structure. He or she can also give you an idea of the approximate value of your home once the renovations have been completed.

When the time comes to sell your home, don’t hesitate to hire a real estate agent. By listing your house on the MLS® system, your agent will give it great exposure to more than 9,000 real estate agents and their buying clients.

Remember that only GMREB agents have access to the power of the MLS® system. Their knowledge of this system as well as their professional expertise, skills and valuable advice will help you make informed decisions about renovating.
